If you’ve got the know-how and experience to construct your own home, you don’t need to hire a builder if you’re up for the challenge yourself and want to cut costs. A kit home could be just the thing you are looking for. 

Kit homes are increasingly becoming a popular option for family homes, holiday homes, secondary dwellings and farmstays. They are a particularly viable option for those who own a large piece of property and want to save money on a traditional home build. 

Our ‘flat pack’ kit homes deliver the luxuries of a beautifully designed modern home at a fraction of the cost. These kits contain all the necessary construction components, pre-cut to size and labelled. The components are delivered to your site by truck in staggered deliveries, ready for you (or your chosen builder) to construct and we can deliver Australia wide.

Our kit home inclusions

Our kits include everything you need to assemble a home (on an existing slab) from the frame right through to lock-up stage. We’ll also give you all the nuts, bolts, nails, glue and tie down rods needed for you to get the job done. 

In addition to this, our team can also assist you with the whole certification process including arranging soil testing, reviewing elevations and contour plans and securing council approval. 

At a glance, our kit homes include:

  • Framing components – Fully engineered T2 termite treated timber frame/trusses with 25-year warranty (steel frame available upon request)
  • Roofing components – Colorbond roofing with sarking, fascia and gutters
  • External cladding – including garage door and security keyed windows
  • Internal lining and trims – including doors, skirting, cupboards and architraves

Our kits do not include the provision of slab flooring. However, if you would like us to include a sub floor for an off-the-ground structure, this can be done for an additional cost.

Designing your dream kit home

As custom home builders, we know a thing or two about designing dream homes, and this extends to our kit homes. Our friendly design team is fully equipped with the knowledge and experience to help you design the perfect home for you, even if you have a narrow, sloping or awkward block of land.

We can custom design a kit home for you completely from scratch or you can take one of our existing designs and we can work with you to modify it as much or as little as you like.  

Colour and Design Studio

To help you bring your new kit home from concept to reality, we have developed an in-house Colour and Design studio at our head office in North Lakes. This studio showcases your options for kitchen appliances, paint colours, window frames, flooring and everything in between.

DNA Consult 

As part of the design process, we conduct a comprehensive DNA (Design Needs Analysis) with you. During your DNA consult, we’ll run through our comprehensive list of 180 questions to uncover your hidden design and planning needs.

Life Size Plan Walkthroughs 

As many homebuyers will know from experience – failing to plan is planning to fail. There are so many decisions to make when designing a home, it’s natural to want to get everything just right. But it can become tricky and expensive if you realise you want to make changes once construction has already started. 

To help minimise delays, we offer all kit home customers the opportunity to walk through a 360°, life sized digital projection of their floor plans before any construction work commences.

Becoming an owner builder

The first step to becoming an owner builder (if you haven’t done so already), is to complete an Owner Builder Course. This is a simple theory based course which can usually be completed online. 

As part of the process of designing and purchasing a kit home with us, our team can walk you through enrolling and ensuring all your paperwork is in order. 

About the Owner Builder Course

This course covers the knowledge and skills to undertake the preliminary actions and responsibilities involved in an owner builder project. It covers planning, organising and managing the project, estimating and budgeting. It also covers the legal obligations of an owner builder to plan for off-site and on-site administration of a project.

Completion of this accredited course will allow you to apply for an Owner Builder Permit. This permit allows you to carry out and supervise any work required to construct, renovate or extend your own home. Different states have different rules in relation to when a permit is required. For example, in Queensland a permit is required if the work performed by a qualified builder would amount to more than $11,000, whereas in New South Wales that amount is $12,000. Regardless of where you live, our kit homes fall within the parameters of requiring an Owner Builder Permit to construct one yourself. 

Please note that in order to complete one of our kit homes, you will need to hire qualified tradespeople for utility connections such as plumbing, electrical and gas.
